Land in San Diego County is a premium asset. For this project, our client was a real estate investor who purchased a fixer-upper on a large lot — knowing the property had hidden potential beyond the existing structure.

Through pre-purchase research, they discovered the lot had originally been two separate parcels that were legally combined years earlier. Their investment strategy was clear: revert the property back into two legal lots and develop additional housing units to maximize land value and rental income.

Following our initial consultation, we conducted a comprehensive site evaluation and zoning review. Once we confirmed feasibility, our team handled the paperwork and municipal coordination required to legally revert the lot back into two separate parcels — unlocking the property’s full development potential.

Our Solution

With the lot successfully divided, we prepared both sites for housing development. SDADUS managed grading, foundation systems, and utility infrastructure, preparing each parcel for manufactured home placement.

To further maximize return on investment, the client decided to develop multi-unit housing using modern manufactured home configurations. By leveraging stackable and multi-level manufactured home designs, we were able to increase housing density while maintaining efficient construction timelines and controlled costs.

Each manufactured home was delivered, installed, anchored, and inspected to meet HUD-code requirements and San Diego County building standards. The final outcome was a high-performing investment property generating multiple rental units from a once-underutilized lot.

The Result

Our client now owns a transformed property with multiple modern manufactured homes, each offering private entrances, dedicated utilities, and long-term durability. This project created new rental housing opportunities while delivering strong returns on investment and contributing to much-needed housing supply in San Diego County.
